Homeowners,
If you are 65+ and are having a hard time getting a vaccine, try calling 919 385 0429. This is a Duke number that seems to be working a little outside of the “Duke My Chart” system and has been extremely helpful for a number of associates.


1. Gutter Cleaning - due to some miscommunications, we had an incorrect date for our first annual gutter cleaning that will now be conducted next week. The date is  February 1st, through the 4th . Our permission access slip is attached for your use. Please recall that if you have an older, weak cedar roof, you may want to restrict walking on
your roof. Remember that the new Bellaforte roofs are engineered for traffic and have a cut edge adjacent to the valley metal that needs accumulated debris to be cleared with the blowers.


2. The BOD is preparing to refund unused driveway assessment funds. Thanks to some encouragement from Homeowner John Donahue, and our HOA Attorney, we have altered our position on this subject and will be sending out the $3,000 refund checks in a matter of weeks. But the refunds will come with strings attached. In a parallel effort, the BOD has put together an Independent Driveway Assessment Team that has reviewed all of the original drives for either repair or replacement. An individual report outlining the needed work will be forwarded to each Homeowner receiving the refund. Once received, the Homeowner will have 30 months to perform the needed work.


3.   Approximately 1/3 of the Community has completed its Trim Paint Project work assignment and have received their $900 refunds. We will conduct our 2021 Maintenance Tour in mid-spring and set early deadlines for the completion of the 2020 identified work with the intent of ensuring that this work is completed this year (2021). When the last refund is paid for the 2020 – 2021 project, we will terminate the refund process and treat future paint requirements as maintenance items on the Maintenance Tour Report. Thus, ending a long term PFV tradition. On the bright side, the funds in future budgets that would have been directed to this line item can be used to cover the expected increase in the Lawnservice Contract and inflation in other contracts, greatly reducing the potential for a dues increase in 2022.


4.  The Tree Removal/Tree pruning Plan for 2021 is attached. Due to the amount of personal work slated for this year, we are planning two full days of tree work. Note: Personal work is work performed by TOC and billed directly to the Homeowner at a much-reduced rate since the work is performed as part of the “Full Day” contract arrangement. Please review the attached Plan and provide input. Carefully note that we have identified Nellie Stevens for removal. The HOA removes these plants and grinds the stump at no charge to the Homeowner. The Homeowner pays for the replacement plant and cost of planting. Even though these are green, healthy plants, they have been planted in the wrong place and require a lot of expensive maintenance and due to the need to maintain their size, the plants when pruned look unnatural. So, we have worked out this win – win arrangement for the Homeowner. Please review your foundation planting and let us know if you would like one or more of these plants removed. Also let us know of any other tree pruning needs. Please respond directly to this email.


5. Status of the Pond Erosion Project. Kris Bass Engineering has begun work on the “No Rise” analysis, the first step in the project to address erosion on the Prestonwood Country Club irrigation pond’s East bank. This analysis determines if the added fill and construction work along the East bank will have any impact on the current configuration of the flood plain and subsequent effect on needed Flood Insurance by Homeowners in the area. This work is expected to complete in approximately 3 weeks.


6. News of the Neighborhood – Special Edition part II: How well do you know your Community? In our last “Announcement” we thought it would be fun to provide you with an update of all the changes that we have seen in the PFV in the past five years (we stretched the purchase of 745 a little just to let you know that Kaye Yow was actually a resident of the PFV). This time we are asking for your participation in answering a trivia question and the first to respond with the correct answer, wins a $25 gift card (BOD members are not qualified to participate).
